Home Staging- This
is a walk through consultation. As an Interior Redesigner and Home Stager, I converse with the seller, builder, and/or
Realtor to stage the home in order to make the home more appealing to the buyer. With a few changes you can often maximize
what you get for the home, and staged homes often sell faster.
I can also work with the seller/developer
to help them rent furniture to help fill in where needed to properly market the property. With your hectic schedule
why not leave this up to me. Besides, you have better things to do with your time.

think of STAGING as a marketing tool.***
It
puts a home in the best possible showcase condition for selling.
You choose the options:
1)
Option A, Walk Through - This is a walk up to and through the house consultation giving you a list of
things needed to put the house in the best showcase condition to get it sold. I think this is the most important
option as it gives you a starting point with emphasis on priorities.
2) Option B, Partial Home Staging- the rearranging of furniture and accessories to maximize buyer potential.
I may need to shop for accessories and finishing touches to help complete the transition(see fee schedule for in
depth services/fees). I like to try and repurpose items in your home if I can.
Think about how
much you can do and what you can afford to do and your time constraints. I can do it all, some or just a consultation
telling you what needs to happen. I'll be happy to help in any way I can.
Move
Ins- This is for the client moving into a home needing help with furniture placement as the
goods come off the truck, after the movers leave or while you are unloading. You may want help with this overwhelming and
time consuming process. You may need to return to work, have a long commute or having this take place while you
are in another part of the country. Call and let me help with this overwhelming process. Estimates vary per
job so please call for an estimate.
Interior Re-Design- transformation
of a space by doing things such as rearranging furniture, accessories,art, rugs, etc. It is a great way to achieve a new look
in a short period of time. This can be one room, a whole house, or an entryway, porch, or patio.Most Redesigns take one day. This
can also be done several different ways. We can do this together or you can leave for work, shopping, errands, etc. and I'll
freshen the space(s) up with redesign.
This is harder for you because you see the space everyday. Call and I'll
redesign your space which will give you one less thing to worry about. Come home and love the space you're in.
Maybe you are having a party and need an inexpensive way to give a fresh, bright, look to the entire house.
With a few touches here and there you'll be ready to entertain.
Custom
Window Treatments and Bedding- Lets get together and decide what
look you'd like to have and find the most affordable way to get it. I have a workroom I use that makes ,measures and/or
hangs your custom design. You choose how simple or elaborate the job will be. I also have a workroom that offers affordable
monograming.
There is no limit to size of job. Call for your estimate.
Personal Shopper- In this busy hectic
life that we lead, it is sometimes hard to shop for your home or business. I can either shop with or for you. There are
many places that give me a Designer discount in and out of town. I wil be glad to pass this along to you. This is for
my client OR a builder. I provide estimates up front. New addition= view my Designer Finds page; you may find
something there you like. If not, I'll search until I find you the perfect item.
Maybe you are remodeling
and can not take a day off to meet a contractor, maybe you'd like for me to get multiple estimates and them let you
decide and then you can meet and hire them to get the job completed. Some of my clients would like for me to be there
to help them convey their needs to the contractor. I can also make arrangements to be present for the installation
while you work. Do you need to upgrade some items and do not have time to find the best deal?
Do you need someone to find the furniture or goods? Let me shop for you. I
am always looking around and at many different things so, I usually know where the
bargains are. I have connections with an antique dealer who goes to auctions and what not and can keep an eye open for that
special piece you are looking for at a bargain price.
Building Ideas- When building your new home, there
are things that you may not have thought of that can be very helpful in your day to day living. I find that ,sometimes , people
forget to plan a use for wasted spaces, appropriate lighting, enough closets, storage etc. in many
new homes. If you have been trying to find a homeplan I might could lead you in the right direction. I often hear people saying
"I wish I would have thought about that" when consulting with me after completion of their home. I personally have
built my own home and realize how time consuming this process can be even with a great builder like I had, and I would
like to help. I find this project intense , with all the choices to be made, yet very rewarding. I can be a liason
if you'd like.Sometimes all you need is someone who understands and is on the same page as you are.
You need to start slowly and be on the right track. Make this a good experience.There can be a happy ending
with proper planning and consultation.
Builders-
Do you need someone to pick out your appliances and meet the delivery persons in the home for
installation? Need help with your client choosing the goods and other necessary things like floors, Fixtures,paint,etc.? Give
me a call, I'll come to your job site or office to discuss services and fees. Multiple services for same builder means
significant discounts. Free up your time for building and leave the rest to me. Have your client view my web site and
call they can hire me too. I will give a discount for multiple services. Call for estimate, I'd be happy to help
you.
Realtors- Would you like for me to go in and talk with your client to help maximize the selling potential?
I have a suggestion- You have the client pay me for services and you (supplied by me) give them a voucher for $75.00
towards the services only to be paid by you at closing if they retain you as Realtor.( $75.00 covers the walk through
consultation, see fees page for more info) Both parties benefit from this and you have no out of pocket money. Everybody
has the same goal----- Maximize buyer appeal & Get the home sold!
I also offer gift certificates , in any denomination,which is a nice house warming present too.
Also,
if I am hired by you, I offer Realtor discounts in hopes that you use my services again. We would be a wonderful
team with each of our specialties. Let me be the liaison for you. This lets you concentrate on marketing & securing
appointments which is your specialty and for me ,as a Certified Home Stager and Staging Consultant
,it is my responsibilty to either prep or let the home owner know what to prep to get the home ready
to sell.
Another idea is to offer a Gift Certificate from you to give your clients
for an "Inital Consultation" see Redesign, valued at $35.00, for their use after the closing if they retain
you as their Realtor. This is a good thing for you to add to your marketing package saying I also offer a free G.C. to use
after you move in, at your discretion. I'll be glad to supply more material as needed and stop by to talk to you to see
how we can be an asset to each other and the client.
